*WHEREAS for the Roland Lorans, Home Sold TEAM and the Seller at :________________________________________
have entered into a MLS Agreement dated the _____ day of ________.
in the year 2010, to list and sell the property at the address above for the listing price of $________________.
NOW THEREFORE in consideration of the parties having engaged into the above-referenced Multiple Listing Agreement, the parties hereto agree as Follows:
1. In this agreement the Roland Lorans, Home Sold TEAM guarantees that if the Seller's home is not sold within the first 95 days of the Listing, at the minimun sale price of $ ___________________,
that the Roland Lorans, Home Sold TEAM will continue to market the Seller's home for the duration of the MLS Listing Term and upon a successful sale of the above-referenced property, deduct $1000 off the commission due by Owner.
2. A eight month listing agreement has been signed by the Seller.
3. The Full Marketing Program with a 7% commission must be selected.
4. The Listed Price is set at a mutually agreed market value determined on the basis of market conditions and comparable homes.
5. For the purpose of this agreement, the Seller agrees to permit sales representatives reasonable access to the property on a daily basis in order to show the property to prospective purchasers.
6. If the Seller receives an offer at or above the Guaranteed Sales Price within the first 95 day period, and the Seller rejects said offer, then this agreement is null and void.
